Complete Balcony Repair and Remediation Services
A balcony is one of the most exposed and most interconnected elements on a building. It carries a waterproofing membrane, a structural slab, drainage, a balustrade, a door threshold and a finished surface, and all of them meet at the details where failures start. Water that enters at a hob, a threshold or a balustrade fixing can travel through the screed and slab before appearing as a stained ceiling in the unit below or spalling on the slab edge. As a remedial building and construction company, Remicon manages the complete balcony rectification rather than treating waterproofing, tiling, concrete and balustrades as separate trades.
Our balcony repair and remediation services can include:
- Water ingress investigations and initial condition reporting
- Pre-works water testing, flood testing and targeted leak testing where suitable
- Removal of tiles, screeds, coatings and failed waterproofing systems
- Substrate preparation and localised concrete, crack and slab edge rectification
- Spalling repair to balcony edges, soffits and hobs
- Falls and drainage preparation, including outlet and overflow provision
- Balcony and terrace waterproofing with sheet membrane or liquid-applied systems
- Waterproofing to hobs, thresholds, upturns, junctions, penetrations and terminations
- Balustrade removal, temporary edge protection and reinstatement or replacement
- Balustrade fixing detailing through the membrane
- Door sill and threshold rectification
- Tiling, screeding and associated finishes

Why Balconies Fail
Balcony failures in Canberra buildings are rarely caused by a single defect. The most common contributors Remicon identifies through investigation include:
- Membrane terminated short of the slab edge or not carried up hobs and door thresholds to the required height
- Balustrade posts core-drilled or fixed through the membrane without flashing or sealing at the penetration
- Inadequate falls, so water ponds against the threshold or hob rather than reaching the outlet
- Undersized or single outlets with no overflow provision, so a blocked drain floods the slab
- Freeze-thaw movement at tile beds and hobs shearing the membrane at the change of plane
- Sealant joints at thresholds and balustrade bases hardening and cracking through Canberra winters
- Original construction detailing on many 2000s and 2010s complexes that did not meet current waterproofing standards
Each of these can be present on the same balcony, which is why a reseal, a regrout or a replacement of the visible tiles rarely resolves the leak.
Structural and Concrete Repair
Prolonged water ingress through a balcony membrane reaches the reinforcement in the slab. The result is spalling at the slab edge, soffit or hob, rust staining and, over time, a reduction in the structural capacity of the balcony. Remicon undertakes concrete rectification as part of the balcony repair scope rather than referring it to a separate contractor.
Depending on the extent of deterioration, works may include breakout to sound concrete, reinforcement cleaning and treatment, corrosion inhibitor, engineer-specified repair mortar and protective coatings to the exposed concrete. Where spalling affects the slab edge, the balustrade fixings or the structural capacity of the balcony, Remicon coordinates structural engineering consultation before breakout begins and carries out the repair to the engineer's specification with documented hold points.
Balustrades and Edge Protection
Balustrades are the most common interruption to a balcony membrane and the most common cause of post-repair leaks when they are reinstated poorly. Remicon manages the balustrade as part of the balcony scope:
- Temporary edge protection installed before balustrades are removed so the balcony remains safe during works
- Balustrade removal, storage and reinstatement, or replacement where fixings, posts or glazing are beyond reuse
- Post and fixing detailing designed with the membrane, so penetrations are flashed, sealed and compatible with the selected system
- Reinstated balustrades assessed against current National Construction Code requirements for height, openings and loading, with non-compliances reported to the committee
Balcony Waterproofing Systems
Remicon is experienced in both sheet membrane and liquid-applied waterproofing systems for balconies. We do not force every balcony into one membrane type. The proposed system is selected around the existing building, access, substrate, programme, finished surface, expected movement, required durability and client budget.
Sheet membrane waterproofing
Sheet membranes provide a controlled and consistent membrane thickness and are particularly valuable on balconies where a robust, high-performance system is required beneath tiled or screeded finishes. Remicon's sheet membrane capability includes premium systems such as ARDEX WPM 1000 and WPA Aqualay, subject to project suitability and manufacturer requirements.
ARDEX WPM 1000 WeldTec is a weldable, polypropylene-lined sheet membrane for internal and external non-exposed applications. Its laps and seams are heat-welded, producing a consistent membrane layer beneath tiled or screeded balcony finishes. Current ARDEX technical information identifies WPM 1000 as compliant with AS 4654, AS 4858 and AS 2904, with a consistent 1.2 mm membrane thickness, and states that flood testing, tiling or screeding may commence 60 minutes after installation when installed to its requirements, which supports faster balcony turnaround in occupied buildings.
WPA Aqualay, supplied through Bayset, is a flexible sheet membrane with an EBA core laminated with non-woven geotextile fleece. Bayset identifies the system for balconies, terraces, internal wet areas and other tiled waterproofing applications, with tiles, screeds and toppings installed over it to the manufacturer's technical requirements. It is CodeMark certified for internal and external above-ground applications, and its flexible construction provides crack-isolation properties, a particular advantage on balconies where slab movement, thermal cycling and tiled finishes form part of the remedial design.
Liquid-applied waterproofing
Liquid-applied membranes remain an effective option on balconies with complex geometry, multiple penetrations or detailed hob and threshold interfaces, where a continuous applied system is advantageous. Remicon works with suitable liquid-applied systems from established manufacturers, selected according to the specific application rather than price alone.
Accredited Installation and Manufacturer Involvement
Remicon is currently an accredited installer for ARDEX and Bayset/WPA waterproofing systems. We work closely with product manufacturers and technical representatives so that the selected system, substrate preparation, hob and threshold detailing, balustrade penetrations and application methodology are aligned with the relevant manufacturer requirements.
Where the project and system allow, manufacturer or third-party technical review and inspection can be incorporated before critical stages are covered. This creates an additional quality-control layer and helps provide the client with confidence that the balcony has been approached as a complete system rather than simply as a membrane application.
Pre- and Post-Works Water Testing
Where suitable for the building and waterproofing system, Remicon can conduct pre-works and post-works water testing on balconies. Pre-works testing establishes site-specific evidence and differentiates potential ingress paths (threshold, hob, balustrade fixing, outlet or membrane field) before demolition. It also confirms which balconies on a building actually require remediation, so the committee is not paying for a building-wide program where a stack-by-stack one is justified.
Post-works testing then provides a verification step before the tiles go down, subject to the membrane system, curing requirements and site conditions. Testing may include controlled flood testing, targeted water application, moisture observations in the unit below and photographic documentation. The methodology is selected to suit the building and is documented so the client receives clear, site-specific results rather than assumptions.
Our Balcony Rectification Process
- Investigation and reporting Inspect the balcony, the slab edge and soffit, the balustrade fixings and the affected areas below. Document conditions and water-damage patterns and determine whether further testing or opening-up is required.
- Water testing and source identification Where appropriate, undertake controlled testing to isolate the ingress path and establish baseline observations before any demolition.
- Rectification scope and system selection Develop a practical scope covering demolition, substrate and concrete repair, falls and drainage, membrane system, balustrade interface, finishes and testing. Present system options where budget and project requirements justify alternatives.
- Edge protection and demolition Install temporary edge protection, remove balustrades where required, strip failed finishes and waterproofing, expose the substrate and address identified concrete defects within the scope.
- Substrate preparation, falls and drainage Repair the slab, correct falls to outlets, install or upgrade outlets and overflows, and prepare the substrate to the manufacturer's requirements.
- Waterproofing installation Install the selected sheet or liquid-applied system, including hobs, thresholds, upturns, balustrade penetrations and terminations, in accordance with manufacturer requirements and project details.
- Quality-control hold points Document critical stages and, where arranged, coordinate manufacturer or third-party technical review before the system is covered.
- Testing, finishes and balustrade reinstatement Undertake post-installation testing after required cure periods, then proceed with screeds, tiles, sealants, threshold and balustrade reinstatement.
- Internal make-good and close-out Rectify associated ceiling, plaster and paint damage to the unit below where included, provide photo records, warranties and close-out documentation.
Balcony Repair Solutions Around the Project Budget
Not every balcony requires the same system, and not every owners corporation has the same budget. Remicon can assess suitable options ranging from efficient liquid-applied solutions through to premium sheet membrane systems such as ARDEX WPM 1000, and can stage multi-balcony programs by stack or elevation across levy cycles.
Our objective is not to reduce quality to meet a price. It is to select the strongest fit-for-purpose repair within the client's approved budget, while maintaining appropriate preparation, detailing and workmanship. Where a lower-cost option such as a reseal or tile-only replacement would compromise the required performance or warranty pathway, we identify that risk rather than simply reduce the scope.
Water Damage, Mould and Internal Rectification
Balcony leaks typically present in the unit below as stained or sagging plasterboard, blistered paint, damaged cornices and, with prolonged moisture, conditions conducive to mould growth. Remicon can investigate the water source and coordinate the associated water-damage rectification and internal make-good once the balcony above has been repaired and tested.
Internal repairs are sequenced after the balcony is proven watertight so the owner below is not repainted twice. Where mould is identified or suspected, the required response depends on the extent, affected materials and site conditions. Remicon can coordinate appropriate assessment, removal or specialist remediation as part of the broader rectification works.
