Preparation and Remedial Works Before Painting
Surface preparation is one of the most important parts of a successful painting project. Coating over cracked render, deteriorated concrete, failed joints or poorly bonded finishes leaves the underlying defect in place and shortens the useful life of the completed work.
- Localised render patching and crack repairs
- Broader or full render rectification where deterioration is extensive
- Precast and exposed concrete patch repairs
- Removal of loose, flaking or poorly bonded coatings where required
- Expansion joint and façade joint resealing
- Removal and replacement of failed external sealants
- Local substrate repairs around façade interfaces and penetrations
- Cleaning, preparation, priming, masking and protection appropriate to the selected coating system
Because Remicon operates as a remedial building contractor, these repairs are incorporated into the painting project rather than treated as unrelated scopes.
Site-Specific Painting and Protective Coating Systems
Buildings of different ages and construction types do not require the same coating system. Remicon develops the painting specification around the condition and substrate observed on site, together with exposure, compatibility, intended finish, maintenance objectives and available budget. The assessment considers the existing coating type and condition, render, masonry, precast concrete, fibre cement and other façade substrates, age and weathering of the building, existing cracking and movement-prone areas, moisture exposure and known water-ingress history, compatibility with retained coatings and sealants, the required preparation and primer system, and access and staging requirements for occupied buildings. Specific products are selected to suit the confirmed project requirements and manufacturer guidance.
Elastomeric coating systems and crack bridging
Remicon has strong experience with elastomeric exterior coating systems for suitable rendered, masonry and façade applications. These systems are particularly valuable on existing buildings where minor substrate movement and recurring hairline cracking are known considerations. Where appropriate for the substrate and defect condition, an elastomeric coating forms part of a broader crack-management strategy by providing greater flexibility than a conventional rigid decorative coating. It does not replace structural crack repair or movement-joint rectification. Significant cracks and active joints are first assessed and treated appropriately.
Render Rectification, Concrete Repairs and Joint Resealing
Cracked, drummy, deteriorated or repeatedly patched render often requires more than another coat of paint. Remicon assesses deterioration and incorporates localised patching or broader render rectification before repainting.
Precast and exposed concrete façades also require local patching, crack treatment, joint repairs and coating preparation. Where deterioration involves reinforcement corrosion, spalling or structural concerns, an appropriate concrete remediation methodology is completed before the final protective coating.
Failed external sealant and expansion joints contribute to water ingress and undermine an otherwise complete repaint. Remicon removes failed sealant, prepares and reseals nominated joints, then coordinates render and coating terminations around movement interfaces rather than painting across them.
One-Off Full Building Repainting
For buildings ready for a complete refresh or asset-maintenance cycle, Remicon delivers a one-off repaint incorporating access, preparation, remedial repairs, coating application, staged quality checks and close-out.
- Building condition review and scope development
- Scaffold, EWP or other suitable access planning
- Façade washing and preparation
- Render, concrete and joint rectification within the agreed scope
- Primers and coating systems selected for relevant substrates
- Full exterior repainting
- Doors, frames and nominated architectural elements
- Associated internal and common-area painting where included
- Carpark painting and line marking where required
- Photographic project records and close-out
Staged and Incremental Painting Programs
A complete building repaint is not always achievable within a single annual budget. Remicon develops staged painting and repair programs that prioritise the most deteriorated or exposed areas and progressively complete the remainder of the asset. Staging can be based on elevations, building zones, access requirements, defect priority or available capital expenditure, giving strata and commercial clients a planned pathway rather than allowing isolated reactive repairs to accumulate.
Programmed Painting and Ongoing Maintenance
Once a building has been fully repainted, Remicon provides programmed painting and maintenance aligned with the building's maintenance plan: scheduled annual condition reviews, yearly touch-ups to localised damaged or weathered areas, inspection of high-exposure elevations and recurring defect locations, local render, sealant and coating repairs, maintenance records and photographic updates, planning for future larger repainting stages, and a scheduled repainting cycle aligned with the asset or maintenance plan. The objective is to move the property from reactive repainting toward planned asset maintenance.
Internal and Common-Area Painting
Remicon provides complete internal painting services, particularly where they form part of a broader strata, commercial or remedial project: common hallways and corridors, entry areas, foyers and shared spaces, walls and ceilings, doors and door frames, architraves, skirtings and trims, stairwells and circulation areas, local make-good following water ingress or remedial works, and complete repainting of nominated internal areas.
Carpark Painting and Line Marking
Remicon provides painting and line-marking services for strata and commercial carparks as a standalone package or part of a broader building-maintenance program: parking bay line marking, directional and traffic markings, numbers, symbols and identification markings, pedestrian and access-related markings where specified, repainting of walls, columns and nominated carpark surfaces, surface preparation and local repairs before coating, and staged works to maintain building access. Accessibility, traffic, fire-safety and statutory markings follow approved project requirements rather than existing faded markings.
Our Painting and Coating Process
- Inspect the building Review coating condition, substrates, cracking, render, concrete, joints, exposure and access.
- Define remedial preparation Identify render patching, concrete repairs, joint resealing and other works required before painting.
- Select the coating approach Develop a site-specific system based on substrate, compatibility, exposure, performance requirements and budget.
- Plan access and staging Coordinate access and sequence around occupants, operations and the agreed program.
- Prepare and repair Complete cleaning, removal, patching, joint work and substrate preparation.
- Apply the coating system Install primers and coating layers in accordance with the selected system requirements.
- Inspect and close out Review completed areas, complete touch-ups and provide photographic close-out.
- Maintain the asset Where engaged, transition the property into programmed touch-ups and future repainting.

Who We Work With
Remicon's painting and protective coating service is designed for strata, commercial and multi-unit properties across Canberra and the ACT. We work with strata managers, owners corporations, property and facilities managers, builders, consultants and asset owners. The service is particularly suited to buildings where painting is connected with broader maintenance or remedial requirements and the client needs one contractor to coordinate substrate repairs, access, coating works and ongoing maintenance.
Verify before publishing: do not describe elastomeric coatings as repairing structural cracks. Do not publish fixed coating lifespans or repaint intervals. Verify manufacturer data before naming specific brands.
