Commercial Roof Inspections and Condition Reporting
Remicon undertakes roof inspections for active leaks, recurring water ingress, visible defects and planned maintenance. The inspection begins from the known location of internal damage and works outward to assess likely roof-level entry points, keeping the investigation targeted while still considering connected defects.
Depending on the roof and scope, the inspection reviews:
- Metal roof sheets, laps, fixings and fasteners
- Flashings, cappings, apron details and back flashings
- Skylights, roof vents and other roof penetrations
- Box gutters, sumps, outlets and roof drainage paths
- Sealants, joints and interfaces between different building elements
- Evidence of ponding, corrosion, deterioration or localised damage
- Sarking and visible roof-space conditions where safe access is available
- Existing height-safety access conditions relevant to the proposed works
- Internal moisture staining and its relationship to external roof details
- Maintenance items not yet causing active water ingress but warranting attention
Findings are issued with photographs, observations, recommended rectification options and prioritised maintenance items so property managers, builders and committees can make an informed decision.
Roof Leak Detection and Water Testing
Roof leaks can be difficult to diagnose, particularly on metal roofs and low-slope or flat roof systems where water may travel significant distances before entering the building. Where visual inspection alone cannot isolate the source, Remicon undertakes controlled roof water testing to recreate relevant rainfall exposure and assess specific roof details.
Testing is planned around the suspected ingress area and building configuration rather than indiscriminately wetting the entire roof. Likely failure points are tested progressively, the internal response observed, and site-specific evidence developed to support the rectification recommendation. Roof water testing is used to assess sheet laps and roof junctions, skylights and rooflight interfaces, ventilation and service penetrations, flashings, cappings and back-flashing details, box gutters, sumps and drainage interfaces, roof-to-wall and façade junctions, localised sealant or fastener failures, and low-slope areas where the leak path is not visually apparent.
Metal Roof Repairs and Flat Roof Remediation
Remicon's core roofing capability is commercial metal roofing and flat or low-slope roof remediation. These roofs frequently require more than a surface sealant repair: the cause may involve sheet detailing, drainage, flashings, penetrations, movement, fasteners or the way adjoining building elements direct water onto the roof.
Metal roofing
Remicon investigates and rectifies defects involving roof sheets, fixings, laps, cappings, flashings, penetrations and associated drainage details. Where a localised repair is appropriate, we develop a remedial detail that works with the existing roof. Where deterioration or defective detailing is too extensive, we scope partial or full removal and replacement.
Flat and low-slope roofs
Flat and low-slope roofs are particularly sensitive to drainage, ponding, membrane or sheet junctions and penetration detailing. Remicon inspects the existing roof, undertakes targeted water testing where suitable, assesses drainage behaviour and provides a rectification pathway based on the actual site conditions.
Roof Flashings, Skylights and Penetrations
Roof penetrations are common leak points because they interrupt the normal path of water across the roof. Remicon provides remedial flashing solutions around skylights, ventilation penetrations, pipe penetrations and other roof-mounted services. Depending on the existing construction, rectification may include new or modified back flashings, over-flashings, penetration flashings, water-diversion details, compatible boots or seals, and local sheet modifications. The objective is to manage water in the direction of flow and reduce reliance on exposed sealant as the primary waterproofing detail. Where surrounding roof geometry contributes to the problem, we develop a custom remedial detail that integrates with the existing roof rather than resealing the visible symptom.
Temporary Repairs Versus Permanent Roof Rectification
Not every client is ready to undertake a full roof replacement or major remedial package immediately. Where the existing condition allows, Remicon provides more than one rectification pathway so the client can decide based on risk, expected service life and available budget.
Temporary or life-extension option
Where technically appropriate, a targeted remedial option may be proposed to extend the useful service period of the affected roof area. For suitable conditions this may be intended as an interim solution in the order of two to three years; actual performance depends on the existing roof condition, exposure, maintenance and the specific repair detail.
Permanent rectification option
Where the client is seeking a longer-term outcome, Remicon recommends broader replacement or redesign of the failed detail, including partial or full roof replacement where required. The recommendation is based on the condition observed, the likely cause of failure and whether retaining the surrounding roof creates an unacceptable risk of recurrence.
Roof Replacement and Custom Remedial Design
Once the source of failure has been identified, Remicon provides either full removal and replacement or a custom remedial solution designed around the existing conditions. Works may include:
- Partial or complete removal of existing roof sheeting
- Replacement metal roof sheeting and associated components
- New flashings, cappings and back flashings
- Modification of penetration details
- Local framing or substrate amendments where included in the scope
- Drainage and water-diversion improvements
- Replacement or modification of damaged supporting materials where accessible
- Reinstatement of roof-mounted items affected by the works
- Testing and documented close-out after completion
Roof Access and Height-Safety Planning
Commercial roof investigations often fail before the technical work begins because safe access has not been properly considered. Remicon plans and coordinates the access required to inspect and rectify difficult-to-reach roof areas, including ladders, elevated work platforms, scaffold and temporary access arrangements where required.
Where an existing height-safety system is unavailable, unsuitable for the proposed work or cannot be relied upon, Remicon coordinates appropriate temporary fall-protection measures and specialist height-safety support for the task. Where the client wants a longer-term solution, we coordinate review, upgrade or installation of the building's height-safety system as a separate scope. This approach is consistent with WorkSafe ACT guidance that roof work requires site-specific assessment of safe access, roof condition and fall risks before work proceeds.
Qualified Roofing and Building Capability
Remicon's roofing capability is supported by team members with formal roof-plumbing qualifications and extensive practical experience in metal roofing and remedial construction. Members of our wider delivery team also bring carpentry and building backgrounds, allowing substrate, framing or supporting construction issues discovered during opening-up to be assessed and addressed within the broader project scope rather than stopping the roofing works while another contractor is sourced.
Complete Roof Leak and Water-Damage Rectification
A roof leak often creates work below the roof as well as above it. Once the source of water ingress has been controlled, Remicon manages associated internal make-good within the agreed scope: removal and replacement of water-damaged plasterboard, ceiling and wall repairs, painting and finish reinstatement, skirting, trim and local carpentry repairs, mould-related assessment or specialist remediation coordination where required, and final cleaning and presentation. Clients use one remedial contractor from the initial roof investigation through to the final internal finish.
Our Roof Investigation and Repair Process
- Review the reported damage Start with the known leak location, internal staining, previous reports and available history.
- Plan safe access Determine the safest practical method of accessing the roof and work area, including any temporary height-safety requirements.
- Inspect the roof Assess likely entry points, connected defects, drainage behaviour, penetrations, flashings and maintenance issues.
- Undertake targeted water testing where required Progressively test relevant roof details where visual inspection alone cannot identify the source.
- Report findings and options Provide photographs, observations and recommended rectification pathways, including interim and permanent options where technically appropriate.

Who We Work With
Remicon's roofing service is structured around commercial, strata and multi-unit buildings across Canberra and the ACT. We work with strata managers, owners corporations, commercial property and facilities managers, builders, consultants, insurers and asset owners who require clear investigation, practical repair options and documented close-out. Our main roofing focus is metal roofing and flat or low-slope commercial roof systems, although other roof types and unusual building conditions are reviewed on a project-by-project basis.
Verify before publishing: do not state Remicon certifies height-safety systems unless undertaken by a suitably authorised person. Do not publish that roof-plumbing qualifications are unnecessary in the ACT. Keep the two-to-three-year interim figure qualified as project-specific.
